inherit;\"><span style=\"vertical-align: inherit;\">B \u201d<\/span><\/span><\/span><\/span><\/u><\/h4>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><strong><u><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">VISTO:<\/span><\/span><\/span><\/span><\/u><\/strong><\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">La Ordenanza N \u00b0 VIII-0520-HCD-2012; <\/span><\/span><\/span><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">y<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><strong><u><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">CONSIDERANDO:<\/span><\/span><\/span><\/span><\/u><\/strong><\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Que resulta necesario regular el ordenamiento territorial de la Villa de Merlo.-<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Que debido al gran desarrollo y al crecimiento de la orden demogr\u00e1fica de la Ciudad, obliga a extender las zonas urbanas planificando el crecimiento y limitando el mismo.-<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Que han sido numerosos en las necesidades de los vecinos, problemas en estas zonas, que han motivado m\u00e1s de una vez, el dictado de establecer las excepciones a la normativa vigente.<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Que las dimensiones de los terrenos establecidos en la ord. <\/span><\/span><\/span><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">N \u00b0 VIII-0520-HCD-2012 para la zona R8B es de 5.000 m <\/span><\/span><\/span><\/span><sup><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">2<\/span><\/span><\/span><\/span><\/sup><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> , existiendo en las zonas contiguas, terrenos con superficies m\u00ednimas de 1.500 m2. <\/span><\/span><\/span><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">En este caso, la calle Cuesta del Cerro separa dos zonas de dimensiones muy distintas de los terrenos.-<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Qu\u00e9 demorar la implementaci\u00f3n de la reglamentaci\u00f3n de las secciones y las zonas antes citadas traer\u00eda problemas en el desarrollo y el crecimiento arm\u00f3nico de la Villa.-<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Que por ello, este HCD propone el siguiente proyecto de ordenanza.-<\/span><\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">POR TODO LO EXPUESTO, ESTE HONOR CONCEJO DELIBERANTE DE LA CIUDAD DE VILLA DE MERLO (SL) EN USO DE LAS FACULTADES Y ATRIBUCIONES QUE LE CONFIERE LA LEY, SANCIONA LA SIGUIENTE: <\/span><\/span><\/span><\/span><\/strong><\/p>\n<p style=\"text-align: justify;\"><strong>\u00a0<\/strong><\/p>\n<p style=\"text-align: center;\"><strong><u><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">ORDENANZA<\/span><\/span><\/span><\/span><\/u><\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\"><strong><u><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">ART\u00cdCULO 1 \u00b0<\/span><\/span><\/span><\/span><\/u><\/strong><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> : MODIFICAR<\/span><\/span><\/span><\/span><\/strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> , la Ordenanza N\u00ba VIII-0520-HCD-2012, ART. <\/span><\/span><\/span><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">N\u00ba 3)<\/span><\/span><\/span><\/span><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> ZONA R8B,<\/span><\/span><\/span><\/span><\/strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> estableciendo para la<\/span><\/span><\/span><\/span><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> ZONA R8B<\/span><\/span><\/span><\/span><\/strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> todos los indicadores urban\u00edsticos de la<\/span><\/span><\/span><\/span><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> ZONA R8A<\/span><\/span><\/span><\/span><\/strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> \u00a0 y en su correspondiente, los correspondientes urbanos de la zona, un sable: Usos, Dimensiones, Retiros, \u00cdndices (FOS, FOT, OE y EV) ), Altura M\u00e1xima, Techos, Cercos y Medianeras, Arbolado y Veredas.-<\/span><\/span><\/span><\/span><\/p>\n<p style=\"text-align: justify;\"><strong><u><span style=\"vertical-align: inherit;\"><span
